From markets to masterpiece: The Smithfield Birmingham regeneration

Smithfield Birmingham is a large historic site positioned in the heart of Birmingham’s city centre.
Historically, the site was the main location for the city’s bustling wholesale markets, encompassing produce, food and clothes.
The markets had operated here for centuries, and the area became a key social hub for the city.
Today, the area is currently undergoing one of the largest regeneration projects in the UK.
A project steeped in ambition
The ambitious regeneration plans for Smithfield Birmingham include the creation of 3,000 new homes, 2m sq ft of commercial space and huge areas of public realm including parks and active play areas.
Transforming over 40 acres, this regeneration has been described as a ‘once in a generation’ opportunity, set to create a new landmark destination in the city.
The regeneration project is worth £1.9 billion.
The original markets and meeting place of the city, Smithfield Birmingham is retaining its roots, with the new plans including a new market, designed to be the iconic centerpiece of the area.
Creating 8,000 new jobs, the regeneration is set to enhance the community, and is one of the most significant projects currently in the UK, with the Crown Estate committing full support.
Commitment from The Crown
The Crown Estate is an independent company that belongs to the monarch for the duration of their reign. The company boasts a portfolio of property worth £16 billion, spanning across the country, including London’s renowned West End.
Historically, The Crown Estate focuses on London property, overseeing five development projects in the capital, vast rural holdings and retail parks.
For over 260 years the main focus of the company has been London, however now The Crown estate has entered Birmingham's property market with Smithfield Birmingham.
Marking a symbolic shift into the city’s property, King Charles’ company has committed to taking a 50 per cent stake in the Smithfield Birmingham project.
A sure vote of confidence, this historic move highlights the major growth trajectory Birmingham is embarking on.
Birmingham’s premium property
