Prime site industrial facility up for grabs in Brum for £3 million

A 30,000 sq ft industrial and warehouse facility in a key Birmingham location has been brought to the market - as demand for prime space in the city remains constrained.

2 Lawley Middleway is in a prominent position on the eastern edge of Birmingham city centre, fronting the A4540 Middleway ring road close to Eastside, Curzon Street and the planned HS2 station.

Birmingham-based commercial property agency Shepherd Commercial has been appointed to market the property, which is available for purchase with offers in the region of £3 million, as well as on a leasehold basis.

The detached property, which is owned by Birmingham City Council and was formerly occupied by AFJ Travel, includes a warehouse, workshop accommodation, ancillary offices, loading access, a secure yard and parking areas.

The property offers flexible accommodation particularly for occupiers in the logistics, manufacturing, storage and fleet sectors.

The facility provides industrial space close to the city centre at a time when occupiers are facing limited availability in well-connected urban locations.

Shepherd Commercial's Birmingham Industrial Market H1 2026 Report found that whilst occupiers are becoming increasingly selective, demand continues to outstrip supply across the SME market, particularly for well-located industrial accommodation.

The building is a steel portal frame construction beneath a series of pitched roofs with translucent roof lights. It provides mainly open-plan warehouse and workshop space with clear spans, eaves height and multiple loading access points.
