Commercial property consultancy KWB has successfully completed the letting of 4,900 sq ft of office space at Tungsten, Blythe Valley Business Park, to digital transformation specialists Emixa.

The letting sees Emixa take space within the two-storey Tungsten building, joining an established mix of occupiers at the park, including Kier and Tilia Homes, who occupy the remainder of the building.

The transaction reflects continued occupier demand for modern, flexible office accommodation within well-located out-of-town business park environments across the Midlands.

Tungsten provides high-quality office space designed to support a range of occupier requirements, with secure access, a double-height atrium reception, lift provision and shower facilities.

The building offers a practical and adaptable working environment, appealing to businesses seeking well-specified accommodation outside of city centre locations.

The deal comes against the backdrop of a strengthening out-of-town office market across the M42 corridor and wider Solihull area.

KWB’s most recent market research highlights a clear return to pre-pandemic levels of activity, with strong take-up driven by occupiers prioritising value, accessibility and long-term flexibility

Out-of-town business parks continue to play a key role in meeting this demand, particularly where high-quality stock is available.

Mark Parry at Emixa said: “We have taken on the Tungsten unit as part of our continued growth.

“As one of Europe’s leading resellers of CAD, engineering and manufacturing solutions, we support more than 2,000 customers across the UK and Ireland.

“The location provides a well-connected and practical base for our team, and we look forward to welcoming staff and customers once the fit-out is completed in Q1 2026.”
